Get a Prequal

If you don't already have a pre-qualification, we can help you get started. You must be pre-qualified or pre-underwritten to be competitive and quickly lock that house in. Nobody loves applying for a loan, but once you are done, you can move fast and beat the competition. Getting pre-qualified also helps take the guesswork out of the budget range we should focus on.

FIND YOUR SANCTUARY

This should be the most enjoyable step of the entire process (other than moving in!). I will arrange showings of homes you’re interested in that are within your price range. Take notes about what you like and don’t like, and make sure to pay attention to details. Turn light switches on and off, open and close doors, and run the faucets in various rooms. Don’t limit your inspection to the home itself. Make sure to take time to explore the neighborhood and keep an eye on traffic at certain times of the day, the parking situation, and how close it is to necessities like schools and grocery stores.

GET THE DEAL

Once you've picked the home that is right for you, it's time to submit and offer. We look at the market, the competion, the nature of the home and help you submit the right offer that will secure the home. We know agents and we know how to make them comfortable with you as a buyer. The terms and presentation of the offer are critical to make sure your deal is the highest priority and will ultimately be taken. Most likely we will have some counteroffers... We will walk you through this process to your satisfaction. Once all terms are agreed upoin, then the house will go into escrow.

TIME FOR DUE DILIGENCE

Inspect, inspect, inspect! This usually happens within days of the acceptance of offer. We have the connections and will help you scheduel inspections, and there can be a lot, that will let you know about any issues that might arise. If there are any, we can renegotiate your offer based on what needs to be fixed, or you can withdraw it and looks for the next opportunity.

GET THE FINANCE IN ORDER

Now is the time to refine the financing. We'll keep in touch with your lender to make sure this process goes as smoothly as possible. Once the funding is all in order, the process can move forward, and we'll be one step closer to you getting into your new home.

THE APPRAISAL

Your lender will order an independent appraisal to determine the value of your home as it relates to the loan. The appraisal is to ensure that your loan can be funded and that the transaction can move forward.

SIGN AND TAKE THE KEYS

No one looks forward to all the paperwork involved in buying a home, but it’s a necessary part of the process. Fortunately, everything will be arranged by your lender and title company and, when you’re finished, you’ll know you are the legal owner of your new home.

CELEBRATION? YES, PLEASE!

After signing on the doted LINES... There are a few... You have completed your part of the purchase. The loan funds and records... and now you are the new owner of your special place. It may take a few days from finishing your paperwork but we will let you know exactly when this is all happening. You'll get your keys and move your stuff into your new home. This is the best part of our jobs... seeing you so happy and starting your new life in your new home.
